Most of Alpharetta falls into one of these. Find yours.

The Downtown ranch. A 1,800–2,200 sq ft single-story off Milton Avenue or in the older streets near Wills Park, simple gable, 22–26 squares, walkable pitch. Cheapest roof in the city to replace: $10,000–$15,500 in architectural shingle.

The Windward two-story. The 3,000–3,500 sq ft brick or stucco traditional that fills Windward, Glen Abbey, Medlock Bridge and the Kimball Bridge subdivisions. Hip roof, 10/12 pitch, four valleys, a chimney, a couple of dormers, 36–45 squares. This is where roof replacement cost Alpharetta homeowners actually pay clusters: $17,000–$32,000 in architectural, and most land between $18,000 and $30,000.

The Milton estate. 4,500–6,500 sq ft on Birmingham Highway, in White Columns or in Country Club of the South. 55–80 squares, 12/12 in places, two or three chimneys, copper accents from the original build. $26,000–$56,000 in architectural and considerably more in a designer line.

The per-square rate behind the table is $450–$800 for architectural shingle with tear-off, synthetic underlayment, membrane, new flashing, ridge vent and cleanup. Alpharetta sits in the upper half of that range more often than not, because the roofs are steeper and more cut-up than the houses they cover suggest. Three-tab is roughly 15% less and not something we install; the HOA usually will not have it anyway.

What pushes a quote up

  • Pitch above 8/12. Staging, harnesses, slower crews. Most of the city qualifies. Add 10–20%.
  • Cut-up roofs. Each valley, dormer, skylight and chimney is flashing work. A Country Club of the South hip roof with three chimneys costs more per square than a Downtown gable and should.
  • Rotten decking. $90–$150 a sheet. A valley that leaked for five years can hide six or eight sheets. We quote an allowance and show you every sheet we replace.
  • Shingle line. Heavyweight architectural adds $50–$120 per square; luxury profiles $150–$300 plus labor.
  • Metal accents. A standing-seam porch or bay during the replacement adds $2,500–$7,000; copper more.
  • Access. Pools, tight side yards, gravel drives on Milton acreage, gated communities with delivery windows.
  • The calendar. Prices hold year-round, but after a big storm the wait for a non-emergency replacement stretches to three to six weeks.

Comparing quotes

A roof estimate Alpharetta homeowners receive that undercuts the others by $4,000 has left something out. Check that each quote names, in writing: full tear-off; synthetic underlayment; where the ice-and-water membrane goes; the shingle line and its wind class; six nails per shingle; a per-sheet decking price; new flashing including stucco kick-outs; ridge vent; who handles the HOA submittal and any permit; and the manufacturer and workmanship warranties in years. If a line is missing, ask. If the answer is vague, you have your answer.

Paying

How much is a new roof for a 3,000 sq ft house in Alpharetta?

Figure 35–45 squares of steep roof, which puts architectural shingle at $16,000–$32,000, a designer line at $22,000–$42,000, and standing seam at $42,000–$90,000, all with full tear-off. A clean hip roof lands low in the range; add dormers, a second chimney and a 12/12 pitch and it climbs.

Is it cheaper to repair or replace a roof?

Repair when the roof is under about 18 years old and the trouble is at one or two spots. Replace when granules are gone across whole slopes, the south side is bald, or you have paid for three repairs in two years. After that point every repair is rent on a roof you are going to replace anyway.

Do roofers in Alpharetta charge for estimates?
