Roof repair and replacement in Johns Creek, GA
Johns Creek has more large 1990s and 2000s homes per square mile than anywhere in North Fulton, and most of them were roofed within a decade of each other. We're on Medlock Bridge Road, State Bridge Road and Old Alabama Road most days of the week.
Roofing in Johns Creek
Country Club of the South, St Ives, Sugar Mill, The River Club — the gated and golf communities along Old Alabama Road and the Chattahoochee — are 1990s–2000s custom and semi-custom homes, 4,000–8,000 sq ft, with 50–90 square roofs, multiple chimneys, and designer shingles or slate-look profiles from the original build. The 1990s ones are at the end; the 2000s ones leak at chimneys, dormers and skylights.
Medlock Bridge, Rivermont, Seven Oaks, Doublegate, Abbotts Bridge are the big production subdivisions of the late 1980s and 1990s — two-story brick and stucco traditionals on quarter- to half-acre lots, 30–45 squares each, all on the original roof or the first replacement. This is where most of our Johns Creek replacement work is right now. Roof repair Johns Creek homeowners in these neighborhoods call about is usually a pipe boot, a valley or chimney flashing on a roof that has a few years left.
Shakerag, Ocee and the Bell Road side are newer, 2000s–2010s, with fewer age problems and more storm and tree problems from the mature hardwoods along the river.
What fails here
- Original architectural shingles at 22–28 years in Medlock Bridge and Rivermont — the roofs with bald south slopes and granules an inch deep in the gutters. Replacement territory.
- Chimney flashing on the two- and three-chimney homes in the golf communities. Rebuilding step and counter-flashing on a 30-foot brick chimney is $800–$1,500, and there are often two of them.
- Stucco wall flashing. A lot of Johns Creek homes are hardcoat stucco, and the kick-out flashing where a wall meets a lower roof was frequently never installed. Water runs down inside the wall for years before it shows.
- Storm damage from river-corridor trees. The water oaks and pines along the Chattahoochee and in Autrey Mill drop limbs in every thunderstorm.
- Skylights — the 1990s houses have a lot of them, and the flashing kits are done.
What we do here
- Roof repair — most Johns Creek repairs are $300–$1,500; chimney rebuilds toward the top
- Roof replacement — a typical Medlock Bridge two-story with 35–40 squares runs $16,000–$30,000; the Country Club of the South homes $30,000–$60,000 depending on shingle line
- Storm damage and claims — tarping, documentation, adjuster meetings
- Roof inspection — buyer and seller reports, which in the Johns Creek market means a lot of people
- Metal accents — copper and standing-seam details on the custom homes
HOAs and gate access
Every community named above has an architectural review committee, and the golf communities are strict about shingle profile and color. We prepare the submittal with a spec sheet and physical sample and wait for approval before ordering. Metal Roofing →Questions we get asked
My Medlock Bridge roof was replaced around 2004. Is it due?
Getting there. First-replacement architectural shingles from the early 2000s last 20–25 years in this climate, and most of the 2002–2006 Johns Creek roofs we walk are losing seal strip adhesion and granules on the south slope now. Some have a few years left with a repair or two; we'll tell you which.
Do you need HOA approval to replace a roof in Johns Creek?
For a like-for-like shingle in the same color, usually a notification at most, but check your covenants. For a color or profile change, and for anything in the golf communities, expect a full ARC submittal. We supply what they ask for and don't order until it's approved.
Can you work in a gated community?
Yes, regularly. Give us the gate contact when you book; we send crew names, truck and trailer descriptions ahead of time and keep the trailer where the community asks.
