What roofs go through in Alpharetta

Alpharetta's housing stock is unusually consistent. The subdivisions off Windward Parkway, Kimball Bridge Road, Haynes Bridge Road and Old Milton Parkway went up between the late 1980s and the 2010s, and they are mostly large two-story brick and hardcoat-stucco homes with steep 8/12 to 12/12 roofs, lots of hips, valleys and dormers, and 30-year architectural shingles. In North Georgia heat and humidity, "30-year" means 18 to 24. A big share of the roofs in Windward, Glen Abbey, Medlock Bridge and the older Crabapple subdivisions are at that age now, which is why replacement is the most common job we do.

Weather does the rest. Summer afternoon thunderstorms from June through September bring straight-line wind gusts of 50–70 mph a few times a season, and the thing that arrives with the wind is the loblolly pine. Alpharetta was pine forest before it was subdivisions, and the 80-foot pines left standing in back yards drop limbs — and sometimes the whole tree — onto roofs in every serious storm. The other summer problem is humidity: black algae streaks on north-facing slopes, which are cosmetic on a good roof and a sign of moisture-holding granule loss on an old one.

Winter is mild, but the rain isn't. November through March is the wettest stretch of the year, and a roof that has been dripping quietly into the attic since August shows itself as a ceiling stain in December. The rare ice storm — the kind that hit North Fulton in 2014 — brings pine limbs down all over again.

Licensing, honestly

Georgia does not license roofers. The state's residential contractor license exempts roofing, so there is no "Georgia roofing license number" for anyone to show you. What you can check is that the business is registered with the Georgia Secretary of State, holds a city occupational tax certificate, and carries general liability and workers' compensation insurance. HOAs

Most Alpharetta subdivisions built after 1990 have an architectural review committee, and most of those covenants cover roof color and material. A like-for-like replacement in the same color usually sails through; a change from weathered wood to charcoal, or from shingles to a metal accent, needs a submittal. We prepare it — manufacturer spec sheet, color sample, photos of the elevations — and we don't order material until it's approved.
