Roofing in Milton

Milton is a few roofing worlds in one city. Crabapple, Bethany Bend and the Highway 9 corridor are 1990s–2010s subdivisions — White Columns, Crooked Creek, The Manor, Kingsley Estates — with large two-story homes, steep 10/12 and 12/12 pitches, and 45–70 squares of architectural shingle. The roofs from the 1990s are due now; the 2005–2015 houses mostly have leaks at boots, dormers and valleys rather than worn-out shingles.

Birmingham Highway, Hopewell Road, Freemanville Road and the Arnold Mill side are one- to five-acre lots, custom homes, horse properties and barns. Roofs here are bigger still, often with copper or standing-seam accents from the original build, and the pines and hardwoods stand close enough to the house to matter in every storm.

The new Crabapple and downtown Milton builds are modern farmhouse — steep gables, board-and-batten, and a standing-seam porch roof on nearly every one. Roofers Milton GA homeowners hire for these need to know how metal and shingle meet at the transitions, because that's where they leak.

What fails here

  • Tree strikes. Milton keeps more of its tree canopy than any city in the county, and loblolly pines on saturated red clay come down in summer thunderstorms. We handle the crane coordination, tarping and claim documentation.
  • Valleys and dormer flashing on the cut-up roofs. With four or five valleys carrying water off a 60-square roof, a re-lay with membrane at $500–$1,200 each is the most common repair we do in Milton.
  • Original 1990s architectural shingles at 20–25 years in White Columns and the older Crabapple streets — granule loss, cupping, algae that won't stay gone. Replacement territory.
  • Metal-to-shingle transitions on farmhouse-style homes where the porch roof was flashed by a framing crew instead of a roofer.
  • Attic ventilation. Big attics with gable vents and no ridge vent cook the shingles from below in August.

What we do here

  • Roof repair — most Milton repairs are $300–$1,500; chimney and dormer flashing on the bigger homes toward the top
  • Roof replacement — a 45-square Crabapple two-story runs $20,000–$36,000 in architectural shingle; the 60–70 square estate roofs $30,000–$55,000, more in designer lines
  • Storm damage and claims — tarping, tree-strike coordination, documentation
  • Roof inspection — reports for buyers, sellers and insurance renewals
  • Metal accents and standing seam — porch and bay accents, copper details, and full standing seam on homes built to carry it

HOAs, permits and horse country

Almost every Milton subdivision has an architectural review committee, and the covenants in the larger communities are specific about shingle profile, color and metal finish. We prepare the ARC submittal with the manufacturer's spec sheet and a physical sample. On the acreage properties, we work around barns, paddocks and long gravel drives — tell us where the horses are and we'll keep the trailer and the crew away from them.

Nearby

We also cover Alpharetta, Roswell, Cumming and the Forsyth County line from the same crews. Area codes 770, 678 and 470. Pricing is the same as Alpharetta; see the cost page.

Questions we get asked

Do you charge extra to come to Milton?

No. Milton is inside our normal service area and pricing is identical to Alpharetta. We're on Birmingham Highway and in Crabapple most weeks anyway. Larger roofs cost more because they're larger, not because of the address.

My White Columns roof is original from 1997. Is it done?

Probably close. Architectural shingles from that era last 20–25 years here, and most of the mid-1990s Milton roofs we inspect are losing granules and seal strip adhesion now. Some have three or four years left with a couple of repairs; we'll walk it and tell you which.

Can you match the copper accents on my house?

Yes. We install and repair copper bay caps, porch roofs and dormers, and we can match the patina stage of existing copper reasonably well by choosing the alloy and finish. New copper will be brighter for a year and catch up.
